Operating costs

The operating costs of a property account for the difference between the gross and net rent (also called cold and warm rent). They are so-called ancillary costs. Both owners and tenants have to deal with operating costs.

For example, the operating costs of a property include:

  • Property tax
  • Costs for water, hot water and drainage
  • Heating costs
  • Energy costs

The operating costs are usually agreed in a tenancy agreement.
